Job Description:

The Safety Officer will be responsible for developing, implementing, and monitoring health, safety, and environmental (HSE) management systems across all Wemabod properties. The role ensures compliance with statutory regulations, industry standards, and internal safety policies, while fostering a culture of safety awareness among staff, residents, tenants, contractors, and visitors.

Key Responsibilities:

1. Policy & Compliance

• Develop and enforce HSE policies and procedures across all properties.
• Ensure compliance with Nigerian safety regulations (e.g., Factory Act, Fire Safety Regulations, Building Codes, Occupational Safety & Health standards).
• Maintain updated records of certifications, inspections, and permits (fire, lifts, boilers, generators, etc.).

2. Risk Assessment & Hazard Control

• Conduct regular risk assessments of facilities, including warehouses, residential blocks, and high-rise buildings.
• Recommend corrective actions to mitigate risks (e.g., fire hazards, electrical safety, structural safety, crowd management, warehouse stacking).
• Supervise contractors to ensure compliance with safety standards during construction, fit-outs, or maintenance works.

3. Safety Inspections & Audits

• Carry out routine safety inspections of all properties.
• Monitor fire-fighting equipment, alarm systems, evacuation routes, and emergency lighting.
• Implement a safety audit program and ensure corrective measures are taken.

4. Training & Awareness

• Conduct safety induction for staff, contractors, and tenants.
• Organize periodic fire drills, emergency response simulations, and safety awareness campaigns.
• Promote "zero-incident" culture across Wemabod's facilities.

5. Incident Management & Reporting

• Investigate and document accidents, incidents, and near-misses.
• Provide root cause analysis and corrective/preventive measures.
• Prepare monthly HSE performance reports for management review.

6. Emergency Preparedness

• Maintain and update emergency response and evacuation plans.
• Liaise with local safety agencies (fire service, police, health authorities).
• Coordinate emergency response teams within properties.

7. Sustainability & Environment

• Support waste management, environmental conservation, and energy safety practices.
• Ensure warehouses and high-rise facilities comply with occupational health and environmental safety requirements.

Qualification:

• B.Sc. in Safety, Environmental Science, Engineering, or related field.
• Minimum of 5 years' experience in HSE role within facilities/property management or construction industry.
• HSE certifications (NEBOSH, ISPON, OSHA, ISO 45001, or equivalent) required.
• Strong knowledge of Nigerian HSE laws, building codes, and fire safety regulations.
• Excellent communication and report-writing skills.
• Ability to train and influence staff, contractors, and tenants.
